The challenge in this project involved installing new steel beams under the first-floor frame of a residence. This installation was essential for removing internal walls to open up space for a combined kitchen, lounge, and dining area. The key obstacle was integrating the beams without compromising the aesthetic integrity of the space, specifically avoiding a coffered ceiling effect and avoid lowering of ceiling in the newly designed area.
To address this, our team conducted a detailed analysis of the first-floor subframe and devised a custom design that allowed the steel beams to be seamlessly integrated into the floor joists. By doing this, we ensured the beams were level with the ceiling, thereby maintaining a high, flat ceiling throughout the new open plan area. The design also included a discreet bulkhead that ran along the back sliding doors, cleverly concealing all necessary services and maintaining the clean lines of the renovation.
The result was a transformation that left the client extremely pleased. The innovative integration of the steel beams enabled the creation of a spacious, high-ceilinged open plan area that achieved the modern look the client desired. This project not only enhanced the functional layout but also significantly boosted the aesthetic appeal and value of the property, fulfilling all the client’s expectations with minimal disruption to the original architecture.
